Biden administration extends nationwide eviction moratorium

US President Joe Biden formally asked officials to extend statewide evictions and foreclosures hours after his inauguration.

Biden urged the U.S. Centers for Disease Control and Prevention to consider extending the federal eviction moratorium until at least March 31, 2021.

Rochelle Walensky, the new CDC director, then announced that she had extended the moratorium at Biden’s request, calling it a “public health precaution.” Public health officials have warned evictions could result in people living in crowded environments, including emergency shelters, which could accelerate the spread of the coronavirus.

“The COVID-19 pandemic has presented a historic threat to the health of our nation,” Walensky said. “It has also sparked a housing affordability crisis that has disproportionately affected some communities.”

Biden also urged the Department of Veterans Affairs, the Department of Agriculture, and the Department of Housing and Urban Development to consider extending their moratoriums on foreclosures on government-guaranteed mortgages and forbearance grace periods to the same date.

The Federal Housing Finance Agency had already extended the foreclosure and eviction moratorium on loans backed by Fannie Mae FNMA (-2.14%) and Freddie Mac FMCC (-2.96%) to February 28.

Separately, Biden has urged Congress to pass laws to allocate more money for rent support and extend the eviction moratorium through September. The CDC first issued the nationwide eviction ban last September to stave off a tidal wave of homelessness. As the Biden transition team discovered prior to his inauguration, one in five tenants and one in ten homeowners is in arrears with their monthly housing allowance payments.

The extension of the eviction moratorium will give tenants more time to apply for and receive emergency aid worth billions of euros passed by the legislature in December.

However, consumer advocates and industry officials have warned that more assistance is needed for the land’s tenants. Rental support passed in December fell well short of the $ 100 billion needed by real estate experts.

In addition, proponents have indicated that the existing eviction moratorium is imperfect. Gaps in the way the ban was written mean landlords can still pursue evictions against some tenants, and lack of enforcement has resulted in many people who should be protected failing to do so. As a result, thousands of households across the country have lost their homes, placing them at higher risk of catching and spreading the coronavirus.
